Lived here for 25 months and two words come to mind when thinking of the place: Water Damage. I would not normally be inclined to give such a negative review, but as the company website is advertizing this place as "luxury" I feel a duty to. The boiler blew a bunch of valves in 2022 spring, raining dark water through the drywall walls and ceilings. The answer at the time was to paint over the discoloration, and the building was sold to the current ownership group in the next few months. This building is old, with next to no amenities, would even go months on end with 1 or 2 functioning washers as it took 11 months to replace the faulty old ones (after the basement was flooded for the ~4th time). Both companies that owned the building while I was there clearly do not care at all for the product they sell or making it better, they just want to charge the maximum the market can bear while investing as little as possible. I will never rent from this company or the prior owner again, these are the people that make even the lowest common denominator apartments so expensive in cities. I could go on, but you have been warned! Oct 19th, 2023

I had major issues with my apartment last year, and the technicians weren't the most helpful UNTIL, Justin was hired as the lead. He and his team have been beyond helpful with any issues I've had since due to my bad issues last year. Him and his team are very professional, kind, and work quickly to get it fixed. Sep 14th, 2023

Redpeak is a terrible management company. Redpeak does superficial changes and does not update actual problems. There is a mold problem and water damage in this building which was never addressed and just covered up with drywall and paint. Anytime a problem occurs they claim theyre not liable for anything and send a generic email disregarding the concerns of residents. Maintenance is slow and inefficient. Ive had water leak issues for months and instead of fixing the problem, they just canceled my work order and did literally nothing. At least 2 of the washers and dryers are not working at any given time and have been broken for months. Multiple work orders by multiple residents have been put in and nothing has been fixed, but they put some pillows out on the lobby couch this week and apparently that makes up for all the broken features and crumbling structure of the building. They then have the audacity to raise my rent when they cant even make simple repairs and changes. This company is just another of many that is ruining Denver by buying apartment buildings, making superficial changes and then jacking the rent way up so theres not affordable housing in Denver. We moved into Five 50 based on the photos from the website. When we got to the apartment, it was not at all ready for move in. It was dirty. The bathroom cabinet looked as if the previous tenant let their dog use it as a chew toy, and there was a ton of wear and tear throughout the apartment. The laundry room was absolutely disgusting. We let them know within an hour of arriving that we would be moving elsewhere. They told us they would return our first month's rent within 2 weeks. It has now been a month, and they are dodging calls and emails with no update on our money. May 24th, 2023

We moved to 550 site unseen and when we arrived the unit was not ready for someone to move in ie. Bathroom cabinet very badly damaged, excessive wear and tear on storage cabinet doors. We notified them within an hour that we would not be occupying the unit and would not be transferring to another RedPeak property (which was offered). It was agreed upon that our first month's rent would be sent back to us via check within two weeks. It's now been a month and every time we call or email RedPeak to get a tracking number they ignore and never return correspondence. I would highly recommend any other company over RedPeak. Save yourself the headache. May 12th, 2023
The renovated apartments at FIVE50 are in the heart of it all, just steps from Cherry Creek Trail, and a short distance from Cherry Creek Mall and Washington Park! From here you will have no trouble getting to where you need to be.

Hello Thai, We certainly understand the frustration of living through any process of correction, while we can never pre-determine when items will need maintenance, we are happy to assist with correcting the issue as we are notified, and we must work through some different solutions at times to determine future processes on correcting similar issues. There are times where items are not fully 100% resolved the first go-around, but we are happy to work through issues as they come up. We were unable to locate any unresolved work orders during your residency and did not see any notations regarding water damage from your home. Please reach out to us at 720-768-3449 or email us at [email protected] if you have any questions or concerns regarding your previous experiences you would like to discuss, we hope to turn this around for your future experiences.Sincerely,Kristen Kruep | Multi-site Community Manager

Hello Lindsay,Thank you for your feedback. We appreciate you taking the time to share your experience with us. We have looked into your work order concerns and found that there may be some confusion on both parties. Our management and maintenance team have reached out multiple times via phone and email to make necessary repairs but have not been able to get in touch with you. We do require permission to enter before we can access your home. Please contact the office at your earliest convenience to grant this access. We do apologize for any delayed building maintenance. Often, it is required to schedule an external contractor and it can take longer than expected. The onsite washer and dryers are used by all residents and are serviced as issues are reported. We do encourage residents to call the number listed on the machines as this is a quicker way to have a repair request submitted. We understand your frustration with increased rents. The cost of housing in Denver has been rising rapidly in recent years, and we are not immune to these market forces. We are working hard to keep our rents as affordable as possible, but we cannot control the overall market or cost of living inflation. Again, we appreciate your feedback and if you would like to discuss any further concerns directly please reach out to us at 303-321-7325. Sincerely,Amber Miller |RedPeak Experience & Support Specialist
