    Not up to date, and not worth the recent rent increase UPDATE: October 2022 Do NOT rent from this company. The exteriors of the apartments are cute and quaint. However, these are very old buildings and the cold air systems are terrible.The swamp coolers don't work and it got up to 95+ degrees in the summer indoors with thermostats you CAN'T adjust or control. Good thing I didn't have any babies or pets! Could you imagine? When I went to resign my lease, the rent had raised to $170+ a month. I've never seen a rent increase so high in so little time, especially with no up to date systems or appliances! The reason was because of the "area increase" which basically means increase due to more restaurants and entertainment coming in, they can increase rents. The restaurants nearby are overpriced and not the best. Not to mention, it is very hard to find parking around this area. Like many other competing resident managment companies, they live to exploit residents for money. Also when resigning my lease, I was told that I could do a lease-takeover/sublet for a $600 fee. So I agreed to those terms and resigned my lease...after various maintenance and customer service issues, I decided to terminate my lease. Even hough I did so with a 30 days notice, I was forced to pay a full termination fee of over $2000.00 because they took away the sub-let option after I had already signed the lease. I was a decent tenant, and always paid my rent on time. You cannot come to these people with any kind of concern, they are greedy, neglectful, and do not care for their residents, this is true for the red peak corporate office as well.

    Amenities are often broken and take weeks to fix. Emails and maintenance requests take weeks for responses - the swamp cooler in my apartment has been down since Friday. Its Tuesday and I have not received any communication on when it will be fixed - despite multiple emails and maintenance requests. Its 90 degrees in here and I pay for the amenities to work. Laundry has also been down a few times for weeks at a time. Parking spaces in the alley are really small and your car will get dinged up. Water takes forever to get cold. You can hear EVERYTHING your neighbor does. Ive been here three years and I feel like its just gotten worse. The pool is nice as is the rooftop but everything else just isnt worth it.

Good afternoon Zoe, We have reached out to you multiple times and had many conversations with you about all of your concerns. I am sorry you still feel like we were not able to meet your expectations or needs. As in any apartment community, systems can need repairs for time to time. One of the two swamp coolers in your community was operating properly throughout the summer. In addition, our maintenance team provided you an individual swamp cooler to cool the apartment while we worked to repair the other swamp cooler. This building’s heat is shut off during the summertime, so this is why the thermostat didn’t work for you in the summer as it only controls the heat. The renewal rate offered to you was based off a number of factors including the current market rate for your apartment. I understand this is a significant increase; however, it was due to the fact that your apartment was significantly below market value. When generating renewal offers, we still try to consider our residents, which is why the offer you received was still 10% below market value. I am sorry there was a miscommunication about your options for terminating your lease early when you resigned your renewal. I was not the manager at the time and was not present for that conversation. When you signed your renewal there is a section in the lease about early termination and the lease break fee, which you agreed to when signing the lease. We always try to accommodate our residents as best we can and we work to complete maintenance requests in a timely manner for all residents. I am sorry you feel like we were not able to provide you with a good customer service experience. We will continue to strive for a better resident experience for all our current and future residents. Amber,We apologize for the frustrations you have been experiencing. To clarify, we do not have cooling in the apartment homes. The swamp cooler cools the hallways, but we are working diligently to get it repaired and will keep our residents updated as we can. We have been down two maintenance technicians for about a month but have someone new starting with us this week, and an additional team member starting within the next two weeks and we are hoping to get caught up as quickly as possible. We had a meeting with our laundry providers, and they have repaired the machines in your laundry room. Those should all be in working order now. All other amenities aside from the swamp cooler are up and running as well.
