They charge you for utilities but refuse to turn on the air conditioning. Only rent here if you don't mind living in a sauna.

Safe neighborhood. Pleasant apartment complex with a top notch property manager from my experience. Issues were rare and minor. The layout of the studio's provide for a decent amount of storage space. For the location and price, you can't beat it.

I had a bad experience living here for 2 years. The first year was mostly uneventful except for the lengthy installation of a new radiatior system on the garden level. In the second year there were many problems. The most significant of which was I came home to find my kitchen ceiling had filled with water from a "small leak" in the unit above and collapsed. Maintenance was slow to respond and did not believe it was an emergency. I was responsible for cleaning most of the mess myself and had to throw the majority of items in my pantry away. The damaged part of the ceiling was removed and left open for weeks after multiple maintenance requests. I asked the apartment to repay me for the items I had to throw away which took months to receive a reply, followed by only $30 returned. There was also an instance in which I returned to find my kitchen sink full of dirty water and beginning to overflow. On top of this the apartment is generally in poor condition and it is nearly impossible to receive a package without it being stolen. Although I was already planning to move out after my last lease cycle, the dramatic increase in rent would have made it impossible to stay. Since leaving, the building manager will not respond to my emails requesting a justification for charges deducted from my security deposit. I would in good conscience not recommend this apartment to anyone I know.

Lived here for a year and had no problems with the management/maintenance teams. Since it is an older building, plumbing problems occur, but maintenance always came after we sent a request, whether it was for the bathtub or the laundry machines. Also, there is no AC, but it's not really a problem as it's not needed for the majority of the year. As for the management, the landlord went above and beyond to make sure the tenants were comfortable. Once, the heat stopped for a few days, and the team quickly gave every room a portable heater and allowed us to keep it until the end of the lease. Clearly, they care about the wellbeing of the tenants. I would definitely recommend this apartment for anyone on a budget, and will consider it again, or other HPC apartments, if they allow dogs in the future.
