A homeless person stabbed someone across the street the day before I moved out. Pros: mountain views, big balcony, super sweet landlord, Trader Joe's. Cons: construction, noisy neighbors, homeless parties across the street, drunk people/meth heads screaming at nothing in the wee hours of the night, insanely high rent for such a small apartment, your water shutting off every two weeks, parking is a *nightmare*, tenants park in the loading zone even when they see that you have groceries and ARE in the unloading process, dog feces in the grass, your laundry will get stolen, DID I MENTION INCREDIBLY LOUD CONSTRUCTION, HORRIBLE PARKING AND AMPLE HOMELESS PEOPLE because you're going to definitely keep that in mind if you want to spend your hard-earned money here. I love living here. Management is super nice. The place is clean, neighbors are friendly and it is very pet friendly. The Clubhouse comes in handy for having larger parties. Rent is fairly low, for the awesome location. Repairs are done in a timely manner. There have been a few times where we woke up to no hot water, but hopefully that is fixed now. Only problem I have, that bikes get stolen from the garage all the time. You have to keep your bike on the balcony. I hear that is a common problem in Denver. All in all, I would recommend Penny VII to anyone! Dec 17th, 2016

Positives: Fitness area, community room, location. Other than that, not much else to say on the positive side. If you have any intentions of sleeping past 8:15 AM, or even having a peaceful morning during the week, forget it. Constant, and I mean CONSTANT problems with this building. Don't bother setting an alarm clock, you will be abruptly awaken by pounding, sanding, drilling, power tools, and even a jack hammer from a scaffold on the side of the building (no joke). Now, I understand that buildings need to be maintained, so this isn't a knock on the maintenance staff. The building itself is so poorly designed. There are two elevator shafts and two stair wells, which have horrible echoes! The building is quite literally a giant sound tunnel, so when work is being done even below the 2nd or 1st floor, you can hear it like it's right outside your front door when you live up on 12th! Like I said, this starts at 8 AM sharp everyday, so hope you don't like to sleep past then. I am literally listening to constant banging and what sounds like a massive sander because the vibrations can even be felt right now and it's before 9 AM on a random Tuesday. Also, your rent will get increased every year but that's a whole other issue. One recent bad experience: The building was doing elevator repairs, so you can imagine how unbelievably annoying that was. We had some stuff to move into the building so had to make three trips up the stairs to the tenth floor. If that wasn't bad enough, my parents were visiting, and because they left both elevators off over the weekend, my disabled step-father couldnt leave the building for 3 straight days! Don't bother calling after-hours emergency or maintenance line, they won't answer or return you calls. Jan 29th, 2016
