I have been living here for two years and I am still quite contented with the overall experience. The location is decent if you prefer taking public transportations. The building is rather well maintained and if you live on south facing units there is actually a good amount of sunlight. There was a change in the property management company, and Dexter from the new team is always friendly and helpful.

Overall Experience:
Residing at Vance from August 2022 to January 2024 amidst my decade-long experience in various corporate and privately owned apartments across California, this tenure stands out as the most disappointing.
Pros:
- The apartments offer relative quietness and decent-quality finishes, including spacious bathrooms.
- Rent prices appear reasonable initially, considering the convenience and amenities provided until ridiculous utility charges significantly impact the overall affordability.
Cons:
- The homeless situation in the area has worsened significantly since I moved in in Agust 2022, to the point where it's distressing and unsafe. Encounters with homelessness and associated issues like drug use and crime are common.
- Safety is a paramount concern, with incidents of muggings, assaults, stolen packages, and bikes necessitating private security measures.
- The poorly ventilated hallways and common spaces contribute to discomfort and potential health hazards for residents.
- The revolving door of management changes has only exacerbated the building's issues. The current management company's lack of responsiveness and negligence, particularly in handling errors like my move-out statement, is particularly egregious. In general, they have shown a dismissive attitude towards rectifying mistakes and have been uncooperative with resident feedback and inquiries, failing to offer any apology for their mishandling of the situation involving the statement error.
- Plumbing issues are frequent, causing disruptions and inconveniences for residents.
- Parking (stackers), at $365 per month, is unreliable and often broken for a significant portion of the month.
- Utility charges, ranging from $180 to $200, are exorbitant and poorly justified, regardless of the number of occupants in the unit. This cost is not normal; currently, I am paying a third of that at a new complex. Management deflects responsibility when questioned, leading to frustration with the billing company, Conservice.
Ending Remarks:
While Vance may initially seem appealing due to its relatively lower rent, it ultimately falls short of expectations. The surrounding area's deteriorating safety and livability, unethical management practices, and inflated utility charges render it an unwise choice for prospective tenants.
