I found Nanci & Western Stars Property Management through a referral, transferred seven rentals to her management, and she is *awesome*.
She's an excellent communicator, gives thorough updates, insights, and recommendations, is proactive with things like routine inspections or - when a tenant has an important problem - getting the ball rolling with vendor estimates or preliminary troubleshooting.
Unlike some of the bigger "box store" places that seem to refer everything to a sister maintenance company at high markups, she only makes vendor / maintenance recommendations when she knows they do good work at a competitive price and if not, she helps me shop around.
In the past, I've had property managers that feel like they're just there to collect checks, with anything beyond not only being an excuse to nickel & dime, but also requiring me to make sure they follow up on tenant needs or don't forget about questions I had asked.
In contrast, Nanci feels like an actual business partner, cares about our tenants, *and* is more cost effective than my prior big box provider.
