They were very straight forward with the property and policies.Kris was so amazing as well always answered questions and returned my phone calls.The maintenance Paul was amazing always answered my questions and guided me how to fill out a maintenance request.

    Recently, we faced a plumbing issue in our condo, and I must say, the responsiveness of this management was nothing short of impressive. Right after we reported the problem, Paul, their ace maintenance man, was on our doorstep. He not only addressed the issue with remarkable efficiency but also showed great professionalism and courtesy throughout the process. What stood out was his follow-up call the next day to ensure everything was still running smoothly. Its rare to see such dedication and it speaks volumes about the commitment Gregory Real Estate has towards their tenants comfort. Hats off to Paul and the management team!

    Save yourself the trouble and go somewhere else now. This office is incredibly unprofessional and will nickle and dime you in any way possible. If there are ever any issues that pop up during your lease agreement, little to nothing will be done and any questions you have for Ann as a renter will be met with her affinity for rude behavior. I had originally made a post in 2023 before I was told quite agressivley to 'remove my post' or I would not be receiving any help from Gregory Real Estate. The post was also a 1 star review following a phone conversation I managed to record in which Ann blamed all issues on me and falsely accused me of harassing her staff while I literally begged for help on basic management company responsibility- giving proper notices on HOA. Previously we had yet to recieve any notices whatsoever- water shut offs, roofing maintainence, termite control, you name it, we rarely knew until it was happening on our property. Each time I reached out I was met with blatant disregard or given an empty promise that they would follow up. In our most prominent experience with her, we were given a date and time to meet Ann in her office - less then 24 hours notice for the meeting - in the middle of my work day after having asked for the expected turn around time for our most recent question (regarding an HOA fine we were given after the posted due date). In an effort to inform the office that I could not leave work on such short notice, I left a voicemail. When I called again in an attempt to reach someone to let them know I was unable to make the meeting, I was immediately transferred to Ann who proceeded to treat me with nothing short of contempt. I removed my previous post because I had no idea how else to appease Ann. During our phone call she repeatedly told me I would receive no help since I left a one star review of her. In case you missed it, the reviews here are few are far between, take that info as you may. Ann will undoubtedly reply with (false) personal information regarding myself or my partner from our time renting through her. We moved out and lost MORE than our entire deposit. We were charged for a rekey even when we returned ALL our keys (I took photo and video evidence), another $500 charge for agent commison (?why?), filters for the next tennant(even though these were not provided to us when we had moved in and we had to purchase our own), outrageous cleaning costs despite having had the floors professionally cleaned with given receipts, and HOURS scrubbing every square inch of our place. I'm a meticulously clean person, I highly doubt it warranted another $300+ worth of cleaning for a 2bed/bath. Our pets were service animals and incredibly trained - we left the place better than we found it in short. I don't believe it's a coincidence fees were found just to charge us more than $1500 after I had previously had a disagreement with Ann. While I appreciate that she relisted our place when we needed to move early, her behavior is difficult to ignore. I'm posting this past the point of our lease ending, again in fear of retaliation. In earnest, you should do better, Ann, both in your treatment of others and as a business. Have the day you deserve, Ann.

    I promise you. These bad reviews are 100% true. Anything positive HAS to be done by them. We had a continuous problem of termites that was never fixed. We actually received a call from a termite company to set up an appointment to fix the termite problem about a month after we moved out. The new tenants had notified Gregory and they gave the termite company our phone number! This termite issue has been ongoing for at least two years now. Unprofessional and aggressive. I lived there for three years through COVID and the horrible treatment of this company for three years. Even with COVID we were late on rent MAYBE twice. Kept to ourselves. Even with the good tract record we had we were constantly harassed and the home constantly needed repairs. The repairs they completed never worked. I am so glad we were able to move out of there. Please dont waste your time. It will be a lease that you regret signing with them. This is not even half of what went on. Any rebuttal they spew is not going to be worth replying to because all they do is lie.

So Madison, why would I expect any different from you. All I have to say is no good deed goes unpunished. You are still an ungrateful horrible human I see that just can't get past that you are the problem.We did nothing but help you. You are absolutely right, I would not take your violent behavior towards myself and my staff over calling my office obsessively to tell us that we had to remove your fines from the HOA. It was explained to you over and over that we are not the ones that are fining you, that we don't manage the HOA and you broke the rules. Then you said well you never got the rules, even though we showed you the email that you opened where you were provided the rules and signed the lease that you had received them. When that was no good you went on line and wrote lies about me and my company. Then called again after doing that and threatened us with a lawyer and that by law we had to help you fight the HOA over your fines. I explained to you that that was not true and I ABSOLUTELY TOLD YOU THAT I WOULD NOT HELP SOMEONE THAT GOES ONLINE AND WRITES LIES AND SCREAMS AND YELLS AND THREATENS, AND MY EXACT WORDS WERE THAT IS NOT HOW THE WORLD WORKS AND YOU HAVE LOST YOUR MIND IF YOU THINK YOU CAN BEHAVE THAT WAY AND SOMEONE IS GOING TO HELP YOU. Your exact response was sorry I was frustrated. And what I said to you was you are frustrated with the wrong people. WITH ALL OF THAT AND YOUR BEHAVIOR WE STILL WROTE A LETTER TO THE HOA TO TRY AND HELP YOU OUT. You live in a fantasy world if you think that was an incorrect move and if you have a recording of me on the phone, PUT IT ON LINE, I DARE YOU because you will be the one that looks like the bad person, I am comfortable with everything I said and did.THEN, THEN YOU BREAK YOUR LEASE, you forgot to put that part. AND WE STILL HELPED YOU OUT BY ASSISTING YOU TO GET IT RE-RENTED AND YOU ONLY LOST OUT ON 2 WEEKS OF RENT, 2 WEEKS. UNREAL what an ingrate you are. And you were not charged for anything that wasn't in the lease and prescribed by law. And you weren't charged for the re-key, you weren't charged $300 for cleaning. Instead of reading the 1st security deposit we sent which came with a letter that we had to send it out and estimate the charges since we didn't have it re-rented and that we would revise once complete you immediately popped off about the charges and once again we explained it was an initial bill. Then we revised the bill with actual numbers and you even paid the amount that was owed. Did you mention we credited back 2 weeks of rent to you since we went above and beyond to once again help you out. Nope you left that part out.Also your meticulous cleaning. We actually had to have it cleaned again before the tenants moved in because we realized that the walls were actually so filthy and we didn't even go back and charge you again.It does not shock me that you waited months after you paid your bill which you owed to write a review which once again was not the truth because dealing with you was like dealing with a barking chihuahua that doesn't stop. And I even said to you on the phone, you should look at your own behavior and you got the fines because you broke the rules of the HOA, not with us. But now you decide we should be punished with more untruths from you. Well Done Madison, you got us. Please find something better to do with your time and once in awhile say thank you to people that actually helped you instead of being bitter over the fact that we pointed out your awful behavior and didn't accept it being put upon us. Ellie Soto, when you have to promise the public you are telling the truth, tell them the whole truth. We named your property the wild animals of Wayland street with the way you behaved in our property. 17 legal notices were served to you during your time at our property, SEVENTEEN. And you haven't lived there for a year and are now writing a review? Seems you need to fine something else to do. You had to pay off a large debt to this owner which I will give you credit you did do for all the damage you caused. You wrecked all of the carpet at the property, ruined all of his landscaping to the tune of $1330, let your kids draw in marker all over the side walks, tub and walls, had to pay for the dryer vents not once but twice which were fire hazards because you were too lazy to actually clean the vent in the dryer, wouldn't let vendors in to fix things, we have over 40 to 50 emails trying to get you to be reasonable to let us in the property, damaged multiple doors in the property, holes in walls, screens broken etc etc. Aside from all of that, just dealing with you as a person and your boyfriend was a nightmare. How many times did he try and kick you out of the property and you tried to get us involved? I have the emails. But your biggest complaint was not getting termites fixed? How did those termites affect you? They didn't because you reporting anything like that didn't exist, we found them when you moved out and they were repaired right after you moved out. It is sad to me that you would live and treat someones property like this and behave as such and still think, gee I should be a total beast and try and disparage the landlord that I was a total nightmare to. But that is probably why you lived and behaved the way you did in this owners property. But I do thank you for paying your debts to the owner as that was his money and he didn't deserve what you did to his home and we certainly didn't deserve your drama but we move onward and upward in life, suggest you do also. And I am happy to post all of the pictures and legal notices from Ellie Soto if necessary since I shouldn't be believed and Ellie as you said, you promise you are telling the truth. Try again.
