I found Carol after using a web search and coming across a site that recommended agents in Phoenix; Carol stood out immediately because she has a list of certifications that was more than double the other agents on the site. In particular, I saw that had a Seller Representative Specialist certification (SRS), and since I was helping my parents sell their home, it seemed obvious that I should interview her.
After researching, reaching out to, and interviewing four different REALTOR options, our family chose Carol because she understood investor buyers who pay cash for houses like our own, and she made a solid argument for having a listing price that was higher than any other REALTOR suggested. I interviewed one other REALTOR (a top result on Yelp) who suggested they used data science to come up with their listing price recommendation, but Carol actually showed me her reasoning and the numbers. Although we were already interested in selling to an investor, she also ran through the option of improving the house on our own using a service called Curbio, and then selling the house after. I appreciated that she let us know all the options, and my parents decided to sell to an investor regardless.
Carol was fantastic to work with after we decided to hire her. Her sense of how to describe the house was perfect for the investor market, and every step of the way she was patient with my parents limited availability and answered all our questions. She also seemed to always be on the clock, which I appreciated but never expected from her.
After all was said and done, our humble home had over 47 offers, and the majority were over list price; It was clear that Carol was working like crazy to deal with all the phone calls, emails and texts. Although our experience reflected the current market more than anything, it was such a relief to have Carol on our side to help navigate each offer, and to identify the red flags and opportunities. It was a huge benefit to have Carol guide us, that it was easy to decline an offer by a buyer to engage Carol in limited dual agency (which I dont recommend regardless); even though that buyer offered to have the best price if we did.
In the end, our house sold for a great price, and I really think that if we had gone with the other REALTOR options we wouldnt have seen the same results simply because they wanted to start the list price lower. Carols confidence and reasoning for positioning and pricing the house the way she did, made the difference, and her hard work and expertise made navigating the multiple offers easier.
I cant recommend Carol Duffy highly enough. You owe it to yourself to at least schedule an interview with her, and if you hire her Im sure shell earn your earnest review too.
