I am writing to give the highest recommendation possible to Jay Khor and Conflux Real Estate for their extraordinary work. For many years I owned residential land in Phoenix that was burdened with an unusual entitlement issue. A number of law firms and realtors including prominent names told me that because of the entitlement issue, the property could not be sold for development purposes, a means to maximizing my property value. About a year ago Jay Khor and Conflux Real Estate came to the rescue. They found a credible buyer and then proceeded to navigate a number of complex issues including real estate law, zoning, permitting, city planning approvals, etc. Conflux was extremely knowledgeable, diligent and persistent. The deal closed at a higher price than I ever anticipated. Throughout this process Conflux kept us very well informed and in the loop. Perhaps most importantly Jay is a delightful and thoughtful person and made the whole process surprisingly pleasant.

Rock solid experience!!!!! Great service. Over the years, Shepherd of the Valley Lutheran Church and the overall religious landscape have seen major changes. Our Church wanted to proactively adapt to and get ahead of the quickly evolving environment by focusing on our core mission. We knew that we needed to move from a maintenance model of ministry to a missional model. We knew we had lost our first love as we put so much time, effort, energy, and finances into maintenance. We were blessed to a degree over the last decade as we constantly found ways to maximize underutilized portions of our large property, which at one point was the largest Lutheran Church west of the Mississippi River. To help sustain revenues and cover operating costs, our Church leased portions of our property to various schools and organizations. More and more, this presented real issues. We were finding that our time, energy, and resources were still occupied by the landlord business as opposed to focusing on our core mission. The church leadership knew we needed to change and that we did not exist to be a landlord. Put bluntly- Jesus did not die so we could maintain buildings and be a landlord so why are we killing ourselves by putting so much toward such things. It was at this time that the Conflux Team reached out to offer their expertise and deliberate approach. Based upon their in-depth analysis in determining highest and best use for the Church Site, they presented various strategies/options to the Church that would provide solutions for getting back to our core mission while also relieving future financial pressure. The Conflux Team was a major resource for us to become proactive. We knew the time to adapt was at hand. We didn't want to be in a reactive position where we were making suboptimal decisions in a distressed environment by waiting for a future crisis to hit in the years to come. Doing nothing would have led us to that future crisis. Importantly, Conflux understood the uniqueness of our Church leadership, the congregation, and our decision making process. With the help of the Conflux Team we presented various options to the congregation in a very thorough manner. Our worshipping congregation quickly experienced positive momentum. Shepherd of the Valley is experiencing a deepening faith life, we are doing more ministry in the community, and are free to follow the Spirit. I would wholeheartedly recommend having a conversation with Conflux because we knew at the Church what we needed to do, but did not know exactly how to do it. Conflux ingeniously crafted a marketing and sales process that catered to our specific situation.
