If you want peace of mind, look elsewhere. Ryan B does not care about anyone only himself and the money he is getting. My husband and I moved from different state to AZ last year September 2023. We paid full amount for the house even tho it was the middle of the month, unfortunately the house was not helping our child because our next door neighbors dog. The dog barks throughout the night which was very devastating to our child. My husband texted him if he could make the lease 6 months so we can plan and move, he came up with so many things that was not helpful. Since our child was really suffering and was having meltdown from the noises, we decided to buy our own house in a new quiet environment. My husband took a whole week to deep clean the house and regrow the lawn, this man never appreciated the hard work and the effort my husband has put in to maintain the property.To cut long story short, Ryan made moving out of the house a nightmare and very frustrating for us especially our young kids. We even bought someone as sublease for the months that was left, he said NO. We left the place on 3/30/2024 and he listed the house 3/31/2024. We paid him full 2 months rent ( April and May) and he wanted to take our security deposit as well. He just leased the property to someone (4/9/2024), literally he took our 2 months lease for free($3,700)To make matters worse and sad, he came up with some deduction on our security deposit ($1,850)leaving us with ($1,166.95), explaining with a letter saying the money was reduced for taxes and commissions (06/24, 07/24, 08/24). I hope the main designated Broker will see this review

Trisha Oricht and AH Properties has managed my property for over 20 years. I could not be more pleased with their service and performance. Trisha is a very competent and skilled property manager, and always goes the extra mile to get the job done at the best price available. Hands down the best property manager I've ever crossed. Sylvia in the office is super helpful. I am grateful for their consistently excellent, long term management of my property and tenants. Thank you AH Properties - especially Trisha and Sylvia!!

I have dealt with Debbie for 14 years. She is very fair. She works hard to keep the owners and tenants all happy. stay truthful with her and she is very easy to deal with. Try to put one past her.... well that will not work out very well.

I have worked with AH Properties and Trisha Orchit for 20 years or more. They have managed multiple properties for us during that time. On occasion they have helped us buy and sell as well. Always take care of the tenants and are easy to work with. This makes it easy for an owner to relax a bit.
