The property manager is difficult. I don't have rental history but I meet the income requirements. The leasing agent Jordyn is great though.

I lived at Villa del Mar for a year and a half. The staff there generally did a great job; they were kind and professional. The maintenance staff were also generally quick to fix problems, except for a few requests I made to have my door repainted due to its run-down condition, which unfortunately went unaddressed.
The turning point for me was the escalating safety issues. My own car was broken into last summer, an event that wasn't isolated but part of a concerning trend of vehicle break-ins and even a neighbor's car being stolen from the lot. The lack of security measures like cameras or a security team made these incidents more distressing, as we felt left to deal with these problems on our own.
Adding to the discomfort, the water supply was abruptly turned off multiple times without any warning, often for hours on end. This was incredibly inconvenient, especially when it happened mid-cooking, cleaning, or even showering, leaving me without water for hours.
Things shifted after a year with the arrival of new neighbors. Their loudness at all times and the frequent smell of weed was a significant annoyance. Additionally, encountering a pest, which although was quickly dealt with by pest control, pushed me to reconsider my living situation. Despite having a short-term lease, the cumulative effect of these issues motivated my decision to leave early.
For those considering Villa del Mar as a potential home, I recommend taking these points seriously. The staff do what they can, but the ongoing maintenance, security, noise, and water supply issues are significant. Making an informed choice is crucial, so consider these aspects carefully to ensure its the right environment for you.

Ive been looking for an apartment for my son and I near cooper street and Villa Del Mar was my very first option. Due to me not wanting to move out of my childs school district this was my only option. I toured and talked with the leasing agent about my situation. I applied and spent $125 on the application fee and put within my application that I have no rental history I put that I have lived with family. So when I communicated that my family would be contacting the apartments to verify that I lived with them , they then said it wasnt enough proof; they needed to have a lease agreement to move forward. I have a salary job and have a second income. A single mom just trying to move and stay within my means and they couldnt even accommodate me and I had proof that I paid a bill at my former residence; I just wasnt on the lease. As anyone would understand how hard this economy is, the qualifications never match the apartments efforts put into their staff. Im truly hurt I couldnt live here as it will be making my move more difficult but I just wish they would have worked with me more because I am very qualified to live here.
Update : since the owner responded, theres nothing to apologize for instead take this criticism and actually create a better application process and COMMUNICATE what you will and will not approve. And if I call exactly what would you all have to say ? Nothing.
