    The staff here is on TOP of it. My favorite complex that I’ve rented at. It’s clean, quiet, maintained well, neighbors are mostly quiet, amenities are top notch and maintained, the features inside the apartment are fantastic, it has a great location and proximity to Costco and LA fitness…plus this area never floods. Worth the price tag if you can swing it.

    When we decided to move to Pearl Greenway, we had read many reviews about fees they add when you decided to move out, we thought to ourselves that maybe, those were bad tenants that destroyed the place. Believe it or not, those reviews were actually correct. Pearl decided to not only take our pet deposit but charge us extra for painting the walls. I thought they painted the walls when a new tenant takes over an apartment, which is something I expect management of their quality to do, I guess I was wrong, apparently they only paint if needed. Not happy with how the relationship with Pearl ended. Two stars because their dog park is good, that's really it. Security is terrible, your car's tires will probably get stolen.

    If you require an appointment to show apartments, please be there. Very disappointed that there was no one there to show me. Just sat in the lobby for 20 mins where nobody was there. Not impressed at all. Update: he finally showed up. No apologies for keeping me waiting. Unprofessional in conversation and then walks away. Save the time, don’t bother looking. What the price is for renting here, the staff shouldn’t talk to like we’re back on the block. Im not your homeboy.

    My husband and I lived at Pearl Greenway for 4 years. We moved into three different units during our time there. When moving units, we sometimes had difficulties due to conflicting information provided by management. Staff members would provide information regarding move out fees and the condition the apartment needed to be returned in to avoid unnecessary fees, only to have that information changed or not honored by other staff members you dealt with. However, all incidents were minor until we moved out for good. During our previous move outs we were given information regarding the replacement of carpets when a unit has a pet and the hole repairs needed to patch the walls. My husband and I ensured we followed their instructions regarding these two issues to avoid additional move out costs. We completed the same tasks of steam cleaning/deep cleaning the carpets and patching up any holes made in the wall (including painting the walls on two occasions). Everything was fine when moving from one unit to the other. However, when we moved out of the building for good, we were hit with a ridiculous move out bill indicating carpets had to be replaced and charged the cost of painting the entire apartment. We figured this was ridiculous because we were previously told carpets NEEDED to be replaced anyway after someone with pets moved out due to allergy/sanitary reasons, and all units are painted for tunorver and new tenants. All of a sudden, this was not the case. Pearl Greenway was now telling us carpets are not replaced and apartments are not painted. So either they were just using this language to up-charge us at move out after we were no longer tenants, or this is an apartment complex that doesn't bother to replace their carpet or paint their units for all new tenants. How do you explain this to someone with a pet allergy moving into a unit that was previously occupied by a pet owner? Either way, their customer service is not professional. We were told one thing multiple times and had no issues when changing units. Then told something completely different and charged ridiculous prices once we moved out for good. We tried to address this the minute we saw the charges, but it took us over a week to reach management by phone, despite multiple email attempts to schedule a phone call. Management will screw you over at move out. So be very careful when thinking about leasing at Pearl Greenway. They have high staff turnover rate and will not honor the agreement or information previously provided by a staff member. They're incredibly inconsistent and unreliable.

    I have lived in so many apartment complexes over the years and this is by far the WORST place I have dealt with. My move out process was horrific. The service is awful and the staff is extremely unhelpful. I was charged an absurd move out fee for carpet that "had to be replaced". I asked for proof and was sent photos of a carpet that had nothing but normal wear and tear. The carpet had no stains or rips, and it only had the furniture marks from my bed frame and traffic marks in the entry way. I explained to the assistant manager (Stacey) with screenshots of my lease agreement, the Texas Law code stating they were not allowed to charge me for normal wear and tear, along with examples of what normal wear and near included for carpets. Instead of acknowledging that I was correct or even attempting to prove to me how the carpet didn't meet that criteria, all I was given was an apology and that I would be sent to collections if not paid. They can't even prove to me that I am wrong. I was sent the invoice and was told to pay within 30 days of move-out and not six days later they are already sending me reminders that its due. There is obviously shady stuff going on and they are just trying to take my money. I have seen other reviews of people who faced similar problems. Please save yourself the major headache and look elsewhere.
