    Very disappointed with AMS. They have lied and withheld documents that I have asked for repeatedly. They add bogus fees to our account without any explanation. More specifically, Orlando Ponce is the one who makes this company look bad.

    9/12 I live in one of the communities this company manages and we havent received any updates on paving of the streets, updates to our common areas and much more. Were paying dues faithfully and havent been able to have anyone return a phone call, email or anything. This has been the absolute worst experience ever. Since Im unable to respond to the comment below Ill add an update here. Every time I email or call your office no one returns a call or email, but you all responded to this public complaint. Make it make sense 9/13 still no email response from HOA 02/21 still no response or updates in our community from this HOA

    I have asked this management company countless times to produce the books and records pertaining to the Declaration of Covenants for assessments pertaining to each and every lot. The HOA has not fulfilled my rights as an owner to view and copy those records which are clearly my right as an owner. After trying to settle this issue with consumer affairs to no avail, I am in the process of suing them in court.

    Update: This is the shadiest HOA I've ever dealt with. They are not improving at all, just getting worse. Hiding information and can't even get their communities in order. They are clearly doing very shady stuff and avoiding transparency on how they do their policies. Not a single home owners meeting in 5+ years, and took them more than 6 months to answer who was in the board. Even then, it's not even enough members, and they don't have records of their alleged changes to policies and rules. VERY DISHONEST. And the previous issue on this review was only solved because I wrote this review, not because their office made the property manager aware at all during the 2.5 weeks of constant communication with the reps. Previous: I believe everyone's 5 star reviews are because their issue was handled by capable people. But I have run into a situation where 3 different office employees were inept and incompetent. It is shocking. They gave me the wrong information and when I asked why the sudden change of parking policy without notice, I only got a response that "my questions would be forwarded to the property manager to answer". After that, 2 weeks went by without an answer. I reached out 2 days before the deadline to follow up since no one ever contacted me. I got a response of "Please send me your questions to forward them to the property manager", on the same thread where she had said she would do it 2 weeks prior. I followed up the next day, not actual answer, and I even asked for the policy change notice. Nothing. Last day, I reach out again, and still no answer. I call, and get the same thing repeated without an answer. They finally send me the policy document, and lo and behold, they sent me for the wrong community. I pointed that out. Finally sent me the right one and it actually proves that everything they've told me was wrong. The answer from them was "well, the property manager has to approve that it's correct". I want to highlight this moment. Their own policy, that they sent me, they can't say it's true until the property manager, who wrote it, and says contact her at the bottom, can't be validated until she says it. And if you think that's absurd, then hold on: she's actually not in the office either so I have to wait until either she calls me back or until the next day, all this after the staff delayed handling this weeks prior. I asked at what time the office closed to call if I hadn't gotten a call back, Jessica said 5 pm. I waited for the call back, and by 4:55pm, since no call had happened I called. No answer, over and over again until 5 pm and the autorecording kicked in. I can not believe the complete lack of competency and respect for everyone's time. All this just for a parking permit for spaces that are empty on a regular basis.
