        Joseph and his team at Guarenteed rate are fabulous! Elizabeth and Michele were so helpful along the process.We were set to close on the 30th and we were happy with that. However they were able to get this wrapped up in 18 days and we got in before Thanksgiving.

        Too complex to explain here (for a dozen reasons), Joseph and his team found ways to do what we were told just couldnt really be considered. And each time we hit a wall, there was a clever & thoughtful way to get through it. The experience these guys have with navigating loan objections is truly impressive. For these reasons we absolutely & wholeheartedly recommend Joseph and his talented team (each handoff at every stage of the process was just great). Its a 5 star experience for sure. Thank you guys for essentially making a lifelong dream a realityi.e., a retirement home a couple of blocks from the beach in a location that we have grown to love over many years of vacations here.
