Kensington Grove Apartments

This is a lovely apartment complex with excellent staff under the new management. John and Kelly are always responsive and provide exceptional customer service. Apartments are clean, neighborhood is family-friendly and quiet, and maintenance is always responsive. Super convenient location, reasonably priced, walking distance to Inniswood Metro Gardens, and a few minutes driving distance to Uptown Westerville and shopping.

There is a known issue with pipes freezing where the water drains from the washing machine. This is a design flaw of all of the you single floor ranch units. I have asked for this to be repaired after I experienced flooding. No one called me or came out to vacuum up the water and they closed the ticket saying that the resolution was that the temperature warmed up in the pipe melted. I have asked them to install a pipe warmer on these drain since this is a known issue and have not received a response on that yet.

As of mid 2022 we are under new management called Berkshire. I was told improvements will be made to the exterior replacing shutters that no longer exist, replace very old patio doors with a sliding screen which will stay on the track, a nice smooth Whitney Lane without all these potholes, landscaping to the barren islands, trim massive bushes so people can see out their windows and trim those four massive bushes on the two islands so we can see when pull out of our townhouse!! I broke my ankle falling off the backyard patio in 2021. The drop off is too high and a person sitting on the chair can easily fall off. I have not even mentioned that there is no upkeep or remodeling on the interiors. I guess they wait for you to move out! I want to live here because of the convenience of the area. I take care of my rental to the best of my ability. I just don't want to be embarrassed when people drive down. Whitney Lane!

Move In: 2018 Move Out: 2022 Pros: Good location, Walkable to Inniswood Metro Park and Hoover Dam Cons: Maintenance severely understaffed and underpaid. Inconsistent communication from front office. Water stain left on ceiling for 2+ years. Trash stuck in trees for 1+ year. Parking lot insufficiently maintained (Potholes, lack of plowing, icy walks, leaking pipes) We had an average time renting at Kensington. Loved the location. Did not love the maintenance staff was stretched so thin. This property needed to hire/contract more people and pay them higher wages. "Low priority" Issues were left unrepaired for months/years. (Water stains, broken dishwashers, etc.) Our breaking point was when trash pickup missed for two weeks. The Front Office asked residents to e-mail the garbage company. This was inappropriate. Rent includes a service the Front Office is responsible for, and they should be the ones handling 3rd party issues. TLDR: Would not recommend property at current pricing.
