    Initially gave a great review before renting due to a contest the company was running, now updating after living in a DHB rental. The DHB staff is very nice and offers competitive pricing for larger homes in the Rochester area, which is exactly what my group was looking for. The unit we rented was updated and pretty nice, but did require some maintenance that got lost in the shuffle. We had a leak in one of the bedrooms that did not get fixed during the year we lived there and continually had problems with mice and people parking in our driveway who didn't live there. This was most likely due to DHB selling the home to another rental company halfway through our lease - we were not made aware of this until the house was sold and then had to direct our maintenance requests to the new owners who were not very responsive at all. This is not DHB's fault but their practices seemed very sketchy overall and it would have been nice to have some heads-up beforehand rather than random people showing up at our house to tour it. If you're looking for a cheap place to live and don't mind waiting around for maintenance/repairs, DHB does have some nicely located properties that definitely aren't luxury homes but are reasonable choices for college students.

    What I love about DHB Development is nice rental places with reasonable rent amounts. However, DO NOT EVER TRUST the landlord when they give you the tour to some places that you consider. Based on my personal experience, I had been under DHB development two times, first one was almost two years as I used to live with my brother. The last one was very short like few months because they sold the property that my roommate and I applied for and got approved to live in. We didn't find out about the selling UNTIL after we moved in. Of course, it startled us off and wish we know few months before. Luckily, DHB development sold the property while we lived to another landlord operation, not an owner. Also, DHB development made an agreement for me and my roommate to remain with the lease with the new landlord operation. However, they could have communicated about it better! Their maintain is not very great. They always delay to reply and come over to fix things unless emergency reasons. My brother had to sweat it to keep asking few times just for a simple maintenance. It's exhausting. So, about the tour, I moved out to other place, then I decided to go back with DHB development because I am familiar with this company although if there are some issues. Another reason is because DHB development is one of few landlord companies that accept pitbulls or large dogs... remember this, my brother have a mixed pitbull with german shepherd. We used to live under this company. My brother lived longer with this company than I did like five years. DHB Development used to not have a problem with his dog at all. It was UNTIL there is a new management, new landlords, and new managers. Everything changed. During the tour, Dominique (one of landlords of the office), guided us though some places. My brother plan to move in with me and my roommate, but it failed because of this as I am explaining. He discussed effectively with the landlord about some terms and important stuff and what to expect, etc including his dog as if it is okay. And, IT SHOULD BE OKAY because he already lived under this company with his dog, the same dog. Dominique said yes, he can. Okay. So... My brother applied his application like two months later after his other lease end as my roommate and I moved in earlier and hold a spot for him following our conversation with Dominique. We thought everything worked out and she is aware of it. But nope, I called the office to make sure to double check everything. It was another woman, Jacquelyn from the office yelling at me that DHB isn't allowing pitbulls and it must be limited two pets per unit although if the lease said up to three pets. We were so puzzled and disgusted. My brother was so angry and he went to straighten it out at the office, but nothing changed. Dominique saw him and she was very aware of what she did, but she said nothing... So, two-faced and untrustworthy misguided! Basically, we got kind of scammed by Dominique's persuasive tour to trap us into a lease. Good thing, my brother worked it out finding other place with me and my roommate because of course, he had to, unfortunately. My roommate and I were fine with other landlord operation than DHB after few months with DHB. When we were angry with DHB, they suddenly insisted to give us two weeks to evict out or break out the lease without us asking for it. Very rude of them. Like what I mentioned, they could scam and trap people into leases. They REALLY DON'T CARE ABOUT tenants' living assignments, they all care about money and trying so hard to expand the business. So, don't ever trust any word what DHB landlord say during the tour because you don't want to be scammed or trapped into lease without some true agreement terms. Also, be careful with them or they could screw you over. Have a best rental hunting. :)
