Course was in rough shape. Charging way too much for the conditions right now.

Penderbrook improved quite a bit. Its a pleasant place to play now.

Unfortunately the only way to get around is with a lawnmower and are! Very un-tended, shame really.

3.4/5 stars TL;DR: Good enough Been here consistently throughout 2023 INFO: ~Greens fees are on the higher side for the quality of the course (imo - subjective) ~No range, but have putting green - so warm up before you show up ~Starter is nice and informative on hole 1 ~Snack and beverage cart comes around fairly often ~Signage is decent for being in a neighborhood ~Always have a lot of tee times available COURSE: ~Has a good variety of hole designs (doglegs, water, bunkers, hills) ~White tee boxes are well maintained; Red tee boxes are hit or miss ~Fairway and greens maintenance could be better ~The dirt is rock hard sometimes (even in summer) - have to cram the tee into the ground or poke around until I can find a spot ~Several fairways are rather narrow with lots of hazards/trees/protected areas along the side ~Hole 2 has a pot bunker (hate that one) ~Hole 9: There is a bathroom facility (code is on the cart) at the turn (closed during the winter) ~Hole 5: Porta potty available This course is good enough for a pinch, though on the more expensive end for what you get/maintenance.
